CSS-Dynamac Facilities HVAC Maintenance Technician in Charleston, South Carolina

CSS is seeking a full time Facilities HVAC Maintenance Technician to provide support at NOAA’s Marine Laboratories in Charleston, SC.


The successful candidate will perform skilled mechanical duties in the inspection, repair, installation and alteration of heating, ventilation, air conditioning and refrigeration systems, firesafety, security systems, building automation system and controls; perform preventative maintenance and routine servicing of equipment types such as Air handler units from 10 tons to 100 tons and above. Cooling towers and management of water purification. Repair on 10-500 ton chillers. 5 - 25 ton roof top units with gas heat. DDC Controls and pneumatics. .

Specific responsibilities include:

-Inspect, repair , modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, chillers, water cooling towers, forced air convertor units, pumps, automatic and hand valves, expansion valves and capillary tubes.

-Be able to troubleshoot a variety of large commercial and industrial refrigeration, air conditioning and heating systems and supporting equipment.

-Assess operational, maintenance and repair needs of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, together with all refrigerant lines and devices used to control temperature, and air conditioning systems in their entirety and ensure all necessary work is performed.

-Adjust systems controls to setting recommended by manufacturer to balance systems, by using Meta System, Trane and York software.

-Experience in building controls and automation, including troubleshooting diagnosis and repair of emergency management systems

-Be able to service individual fan coil units and such as nitrogen, vacuum and motors, and compressed air units.

-The employee must be able to repair and maintains a variety of large commercial and industrial refrigeration and air conditioning systems and supporting equipment with complex problems and extensive repairs requiring judgement to locate malfunctions

-Be able to program and maintain fire alarm panels.

-Conduct regular preventive maintenance of refrigeration units, isolated heating and ventilating units, including boilers, gas and electrically operated air conditioning equipment, and make necessary adjustments or repairs; service and repair evaporative coolers.

-Have a Universal EPA Refrigerant Certification or ability to obtain one within six months of employment.

-Perform startup and commission, troubleshoot and repair computerized temperature control systems which control HVAC equipment such as roof top units, air handlers, VAV boxes, heat pumps, chillers, pumps, cooling towers, boilers, and heat exchangers.

-Be able to perform equipment and systems tests, installation inspection, troubleshooting and problem determination, control panel wiring and checkout, and repair of computer automated control systems.

-Repair or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, relays, filters, controls, belts, compressors, heat exchangers, high limit controls, pressure controls, safety valves and automatic gas valves.

-Operate a variety of hand and power tools, welder torch, vacuum pump, test equipment utilized in the trade and a motor vehicle,; maintain equipment in effective and safe working condition.

-Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors and wiring systems as needed; connect motors to panels.

-Test and examine boiler operations, observing meter pressure gauges; conduct boiler water quality testing and treatment; adjust boiler burner combustion.

-Maintain shelving, tool area, in clean and orderly condition.

Minimum requirements:

-A.S. degree plus 4 years of experience, or H.S. diploma/General Education Diploma and 6 years of experience. Experience should be as semi-skilled worker in one or more of the basic building maintenance trades.

-Significant experience using manual and electrical hand tools.

-Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters.

-Ability to troubleshoot building systems (e.g. HVAC, electrical, plumbing, steam distribution).

-Demonstrated attention to detail and organizational skills.

-Ability to work a flexible schedule, which may include off-shift hours and weekend assignments.

-Ability to work productively in a team environment and individually.

-Current driver’s license and good driving record.

-Must be able to operate a forklift, light truck, and other related motorized equipment.

-Must be able to pass a drug screen, background check and/or National Agency check.

Preferred requirements

  • Four years of documentable HVAC (journeyman or master) level operations, maintenance and repair in the HVAC and refrigeration meet government regulations. Proficient knowledge of the building codes, ordinances and regulations pertaining to HVAC , refrigeration and boilers.

  • OSHA 30-hr safety certification

Physical requirements:

-Must be able to lift and stack objects up to 50 pounds occasionally and frequently exert 10 to 20 pounds of force to lift, carry, push, and pull or otherwise move objects.

-Work involves frequent periods of standing and walking, which may include climbing ladders and staircases.

-Work involves standing, stooping, kneeling, crouching, twisting/turning, reaching and walking in indoor and outdoor environments, with exposure to weather extremes.

-Must be able to perceive the nature of sound, utilize near and far vision, depth perception, provide oral information, and possess the manual dexterity to handle and work with various materials and objects which are essential aspects of this position.
