Job Description Project ManagerPreparing the site and liaising with other construction proffessionals such as architects, engineers, buyers, and surveyors before construction work starts.Developing the program of work strategy for organized completion of project.Planning ahead to prevent problems on site before they occur,Planning the delivery and storage of equipment and materialsMaking safety inspections of the site when work is underway and ensuring regulations relating to health, safety, and the environment are adhered to.Overseeing the running of several projects.Communicating with the client, suppliers, subcontractors and the workforce.Meets with Operations Manager and reviews activity to determine changes in programs or operations, as needed. Implements and follows-through on such changesAttending all meetings with other managers, owners, architects, engineers and weekly meetings with staffAttends Close Out meetings.Acts as a public relations figure and constantly promotes the companyand#39;s image.EstimatorAdheres to a written bid schedule and can handle more than one project.Received plans and specs from project owners or representatives and thoroughly reviews.Completes quantity takeoff and utilizes appropriate productivity rates per operation.Performs cross check to confirm takeoff accuracy. Establishes and improves these technique.Participates in all pre-bid meetings, post-bid meetings, and project kick-off meetings.Schedules or attends job walk and project evaluations.Establishes project production markups with Operations Manager.Reviews final contact prior to bidding to ensure that the company is protected from unusual terms and conditions.Completes bid proposal/estimates.Delivers proposals/estimates to owners or representatives.Continually reviews the accuracy of construction, both in materials and productivity rates, and makes any revisions in a timely manner.Prepares cost estimates for change orders and claims.Performs cost estimates for change orders and claims.Schedules and conducts job turnover meetings with project management.Thoroughly reviews scope of work, lob layout, unusual productivity adjustments, vendor quotes, submittal requirements and identifies those areas of unusual risk.Tracks all estimates/proposals for accuracy and updates labor and material data bases.Visits site areas.Ensures that there is adequate documented follow-up on all outstanding proposals until the project is awarded or cancelled. Consults with Operations Manager to negotiate on estimates, when needed.
